Water-based polyurethane dries clear and keeps the true wood or stain color, dries in 2 to 4 hours between coats and has low odor, so most families can stay home. Oil-based polyurethane adds a warm amber tone that deepens over time, needs about 24 hours between coats and has strong fumes. In most cases, yes, with dustless sanding and a water-based finish you can stay in the parts of the home not being refinished. With an oil-based finish, plan to stay out of the area for 24 to 48 hours per coat because of the fumes.

Light foot traffic is usually fine after 24 hours, and furniture can go back after 48 to 72 hours. Wait until the finish has fully cured before putting rugs down.

Not completely. Dustless systems connect the sanders to industrial vacuums that capture most of the dust at the source, so cleanup is much lighter than with traditional sanding.

A screen and recoat lightly buffs the existing finish and adds a fresh coat. It renews a dull floor but does not remove deep scratches or change the color. A full refinish sands down to bare wood, removing scratches and old stain before new stain and finish are applied.

Solid hardwood can usually be sanded 5 to 10 times. Replacement is the better choice when boards are too thin from past sanding, still cupped from an unresolved leak, deeply stained by pets, or soft and rotten.
